HomeMy WebLinkAbout92-9-4834M ORDINANCE NO. 92-9-4834 AN ORDINANCE AMENDING.SEC. 40.152 AND CREATING SECTION 65, OF APPENDIX A - ZONING, OF THE PADUCAH ZONING ORDINANCE BE IT ORDAINED BY THE CITY OF PADUCAH, KENTUCKY: SECTION 1. That Sec. 40.152 of Appendix A - Zoning, of the Paducah Zoning Ordinance, is hereby amended to read as follows: "Sec. 40.152. Area requirements. In order that a tract be considered a planned unit development it must contain at least: a) Two (2) acres if used for residential purposes only in an R-2 zone, three (3) acres if used for a combination of residential and business uses or business uses exclusively in an R-3 or R-4 zone. b) Six (6) acres if used for residential purposes in an R-1 or R-2 zone, eight (8) acres if used for a combination of residential and business uses in an R-1 or / R-2 zone. c) Three (3) acres if used for a combination of residential and business uses in a POP, B-1 or B-3 zone and six (6) acres if used for business purposes only in a POP, B-1 or B-3 zone. d) Ten (10) acres if used for industrial purposes in an industrial zone, fifteen (15) acres if used for a combination of uses within an industrial zone; however, if used for commercial purposes only in an M-1 or M-2 zone, there shall be a minimum of five (5) acres." SECTION 2. That Sec. 65, of Appendix A - Zoning, of the Paducah Zoning Ordinance, is hereby created and ordained to read as follows: "Sec. 65. Mixed Use District, MU. "65.01. Intent. The MU Mixed Use District is intended to accommodate projects which combine several compatible land uses into an integrated development. The MU district may also be used to designate parts of the city which are appropriate for a mixture of residential, commercial, office and accessory parking uses. the MU district allows for mixing residential environments with workplaces and services. Development in the MU district must accommodate transportation systems, surrounding environments and pedestrian movement. For these reasons, projects constructed in an MU district are subject to Planning Commission approval." 661 1165.02. Permitted Uses. Site Development Regulations ou "a) The minimum area of any MU district is three acres. "b) All Droiects in the MU District shall receive approval by the Planning Commission, follow- ing the development plan procedure set forth in Section 83. Such approval shall be granted for a comprehensive development plan instead of for individual structures, pro- vided that any subsequent structures or developments are consistent with such development plan. "c) Application for approval must include at least the following information: �i 662 1 A detailed site map, including: a A boundary survey b. Site dimensions C. Contour lines at not greater than five-foot intervals d Adiacent public rights-of-way, public trans ortation routes, and pedestrian systems e Description of adiacent land uses f. Utility service to the site and easements through the site g Description of other site features including drainage, soils & other consideration that may affect the development of the site 2. A Development Plan a As per Section 83 of this ordinance 3 Specific proposed site development regulations for the project, including: a. Maximum floor area ratios b. Front, side & rear yard setbacks c. Maximum height d Maximum building & impervious coverage e. Design standards_ applicable to the pro iect." SECTION 2. This ordinance shall be read on two. separate days and will become effective upon summary publication pursuant to KRS Chapter 424.
