HomeMy WebLinkAbout11-16-2022 - Minutes242993 MINUTES OF MEETING OF THE BOARD OF DIRECTORS OF FOREST HILLS VILLAGE, INC., HELD NOVEMBER 16, 2022 Pursuant to written notice to each of the directors, the monthly meeting of the Board of Directors of Forest Hills Village, Inc., was held at 7:30 a.m. on November 16, 2022 at Little Castle Restaurant. The following directors were present: Brad Arterburn, Shirley Walker, Bruce Brockenborough, and Paul King. Also present were Lori Knight and James Burgett. THE FOLLOWING BUSINESS WAS TRANSACTED: ITEM I: Upon motion made by Mr. Brockenborough, seconded by Mr. King, and unanimously carried, the following motion was adopted: MOVED, that a formal reading of the minutes of the previous meeting held on October 19, 2022, be dispensed with and those minutes stand approved as written. ITEM II: The directors conducted a review of the October 2022 Operating Report. The Chair noted that the NOW (checking) account was now earning 2.58% interest. He reported that both October and year-to-date income were greater than budgeted and that expenses were less than budgeted. ITEM III: The Staff Report was then presented by Ms. Knight and included the following: a. Forest Hills received 14 applications for rental units in October 2022, with 11 being approved, 1 being rejected, and 2 having no response. b. Forest Hills has 129 active applicants on the waiting list in October 2022. The breakdown of applicants is as follows: apartments-24, two-bedroom small-49, two-bedroom large-2, 3-bedroom small-26, 3-bedroom large-28. c. The occupancy rate for October 2022 was 98.51%. ITEM IV: Ms. Knight gave the following maintenance report. Maintenance performed in October consisted of 2 houses and no apartments. Also, 1 water heater, 1 set of kitchen cabinets, and 1 drain job were done. A leak was repaired in a 2” water main (located on the 1117 side), and 146 maintenance requests for tenants were completed. ITEM V: The Chair asked the Board to consider a date and location for the January 2023 annual dinner meeting. (There will be no December meeting). It was agreed that the staff would work toward scheduling the dinner meeting for Friday, January 20, 2023 at 6:00 p.m. at Broussard’s Cajun Cuisine. 2 ITEM VI: Ms. Knight then addressed two (2) employee issues: a. The first issue concerned Forest Hills Maintenance Supervisor Heath Caldwell. Ms. Knight cited several occurrences in the past several months related to Mr. Caldwell’s insubordination and unwillingness to follow her directives. Ms. Knight said Mr. Caldwell’s employment at Forest Hills should be terminated. After some discussion, the Board unanimously voiced its support for Ms. Knight. b. The second issue concerned maintenance employee, Josh Warren. Ms. Knight stated that on November 10, 2022 Mr. Warren cursed a City of Paducah Refuse Department truck driver and extended a middle finger toward the driver. Subsequently, also on November 10, a City of Paducah Refuse Department supervisor visited Forest Hills to report the incident. Ms. Knight said she intends to reprimand Mr. Warren for his action.
