AN ORDINANCE APPROVING THE FINAL REPORT OF THE PADUCAH PLANNING AND ZONING GO MISSION RESPECTING THE AMENDMENT OF SECTION 19-A OF THE PADUCAH ZONING ORDINANCE AND AIIENDING SAID SECTION BE IT ORDAINED BY THE BOARD OF COl-IISSIONERS OF THE CITY OF PADUCAH, KENTUCKY: SECTION 1. That a Resolution adopted by the Paducah Planning and Zoning Commission on June 1, 1955, entitled: "A RESOLUTION CONSTITUTING THE FINAL REPORT OF THE PADUCAH PLANNING AND ZONING C01vlISSION ON THE PROPOSED AMENDMENT OF SECTION 19-A OF THE PADUCAH ZONING ORDINANCE", be approved as the final report of said commission respecting the matters set forth therein. SECTION 2. That Section 19-A of the Paducah Zoning Ordinance (Ordinance Book 12, page 709) be, and it is hereby, amended so that in its amended state it will read as follows: "SECTION 19-A. Special Residences in R-1, R-2 and R-3 Zones. "A. New two-family and new multiple family residential struc- tures are permitted uses in the R-1, R-2 and R-3 Zones, subject to the following conditions: 1. Such structures shall comply with the require- ments of the respective zones in which they are located with reference to Uses Permitted, Height, Lot Area, Yards, Lot Coverage and Ex- ceptions, any such two-family or multiple dwelling structure being treated as one main residential building for this purpose. 2. Plans for the proposed construction shall be submitted to and approved by the Commission prior to the issuance of a building permit, which plans shall be accompanied by a written statement of an architect registered in the State of Kentucky certifying that such plans comply with the requirements of this section. 3. The minimum lot area per dwelling unit for a two-family dwelling shall be: In the R-1 Zone, 7;000 square feet In the R-2 Zone, 5,000 square feet The minimum lot area per dwelling unit for multiple dwellings shall be: In the R-1 Zone, 5,000 square feet for 3 to 5 units x.,000 square feet for 6 or more units In the R-2 Zone, 3,500 square feet for 3 to 5 units 3,000 square feet for 6 or more units In the R23 Zone, 2,500 square feet 4. The minimum floor area for each dwelling unit, exclusive of porches, breezeways, terraces, garages and exterior and secondary stairways shall be: In the R-1 Zone, 500 square feet In the R-2 Zone; 350 square feet In the R-3 Zone, 300 square feet 5. The minimum ground floor area for each such structure shall be: In the R-1 Zone, 1,000 square feet In the R-2 Zone, 720 square feet In the R-3 Zone, 600:square feet 34 342 6. The architecture and floor plans of all constru- ction permitted by this Section 19-A shall be such as will make impracticable the subdivision of the lot and the improvements thereon into two or more separate, independent units, each consisting of a portion of the lot and less than all of the original dwelling units. "B. The provisions of this Section 19-A shall also be appli- cable to the conversion into a multiple dwelling or two- family dwelling of a building erected after the effec- tive date hereof." SECTION 3. That if any section, paragraph or orovision of this ordinance shall be found to be inoperative, ineffective or invalid for any cause, the deficiency or invalidity of such section, paragraph or provision shall not affect any other section,para- graph or provision hereof, it being the purpose and intent of this ordinance to make each and every section, paragraph and provision hereof separable from all other sections, paragraphs and provisions.
