PADUCAH ZONING ORDINANCE - 1976 SO AS TO EFFECT SUCH REZONING BE IT ORDAINED BY THE BOARD OF COMMISSIONERS OF THE CITY PADUCAH, KENTUCKY;. SECTION 1,. That a resolution adopted by. the Paducah ,Planning-. Commission on October. 17 1977,; entitled, !!A RESOLUTION CONSTITUTING THE FINAL REPORT OF THE PADUCAH PLANNING COMMISSION ON THE PROPOSED AMENDMENT. OF A. PORTION OF SECTIONS 20, 51, 52, 53, AND 54 THE PADUCAH ZONING ORDINANCE - 1976", be approved as the final report of said Commission respecting the matter therein set forth. SECTION 2. That sub -sections 20.761 and 20.762 of Section 20 of The Paducah Zoning Ordinance - 1976 be, and the same is hereby, amended and reordained so that said sub -sections as amended and reordained shall hereafter read as follows: SECTION 20.761 TOWN HOUSE: A single family dwelling constructed as part of a series of dwellings, all of which are either attached to the adjacent building and/or build- ings, by, part ,walls or _are located immediately adjacent thereto with no visible separation between walls or roofs; ,all -,of , which .dwellings, may be ; located on individual. and separate lots if individually owned, or upon a single lot if under common ownership. Each town house unit shall be capable of separate ownership. The construction of a town house structure across an existing lot line shall not be deemed to abrogate that line. SECTION 20.762 TOWN HOUSE STRUCTURE: A building consisting of two (2) or more non-communicating attached one -family units placed side by side, having a common wall between each adjacent dwelling unit. Side lot line requirements of a town house structure shall apply only at the extreme ends of such structure. SECTION 3. That sub -sections 51.01, 52.01, 53.05 and 54.04 of Sections 51, 52, 53, and 54 of The Paducah Zoning Ordinance - 1976 be, and the same are hereby, amended and reordained so that said sections as amended and reordained shall hereafter read as follows: SECTION 51.01 PRINCIPAL PERMITTED USES - The following uses are permitted in an R-1 Zone: (a) Single-family dwellings (b) Two-family dwellings and town houses with no more than two (2) units per town house. (c) Park, playground or community center owned and operated by a governmental agency. 654 SECTION 51.03 - Two-family dwellings and town houses with no mor. e. that --two• (2) units, per town: house-._ SECTION 51, 04, (d) Town houses with no more thans. two (2) units. SECTION 52,•01 PRINCIPAL PERMITTED: -USES -The, .following uses are permitted in the R-2 Zone: (a) Any use permitted in the R-1 Zone .(b) Multi -family dwellings -,and town houses SECTION. 5.3.;05 MULTI -FAMILY .,DWELLINGS AND T0,WN, HOUSES ;SECTION .5;4.04 MULTI -FAMILY DWELLINGS. AND, TOWN,.,HOUSES .SEC TION 4. That .if any section, . paragraph, or provision . of, this ordinance shall be found to�-.,be. inoperative, ineffective or invalid for .any. ,cause., , the deficiency -,or-, or invalidity of such section,, paragraph-, or provision . shall not . affect .any other section, paragraph or provision hereof, it being the purpose and intent of this.... . ordinance to. make each and -every section, paragraph -.and: provision, hereof, separable from all other sections, paragraphs and provisions SECTION - 5... ,This- ordinance : shall be; in., full force and effect-. from and after its adoption.. _.
