AN ORDINANCE APPROVING THE FINAL REPORT OF THE PADUCAH
PLANNING COMMISSION ON THE PROPOSED ZONE CHANGE FOR PROPERTY
LOCATED AT 161 PECAN COURT, AND AMENDING THE PADUCAH ZONING
ORDINANCE SO AS TO EFFECT SUCH REZONING
BE IT ORDAINED BY THE CITY OF PADUCAH, KENTUCKY:
SECTION 1. That a Resolution passed by the Paducah Planning Commission on
July 1, 2013, and entitled, "A RESOLUTION CONSTITUTING THE FINAL REPORT OF THE
PADUCAH PLANNING COMMISSION ON THE PROPOSED ZONING CHANGE FROM R-
1 (LOW DENSITY RESIDENTIAL ZONE) TO R-4 (HIGH DENSITY RESIDENTIAL ZONE)
FOR PROPERTY LOCATED AT 161 PECAN COURT" be approved as the final report of said
Commission respecting the matters therein set forth.
SECTION 2. That the zone classification and the map amendment proposed in
said resolution be, and the same is hereby, declared to be in agreement with the Comprehensive
Plan of the City of Paducah.
SECTION 3. That the zone classification of the following described property be,
and is hereby, changed from R-1 (Low Density Residential Zone) to R-4 (High Density
Residential Zone):
ZONE CHANGE DESCRIPTION
A certain tract of land containing 7.7736 acres to be zoned "R-4 (High Density
Residential) from R-1 (Low Density Residential), located north of Alben Barkley Drive,
east and south of Pecan Drive and west of Pecan Court in Paducah, McCracken County
Kentucky and being more particularly described as follows:
Beginning at the centerline intersection of Alben Barkley Drive (aka U.S. Highway 62) and
Pecan Drive;
THENCE North 13 degrees 44 minutes 43 seconds West for a distance of 110.87 feet
along the centerline of Pecan Drive to a point of curve;
THENCE along a curve to the right having a radius of 565.00 feet and an arc length of
571.58 feet, being subtended by a chord of North 15 degrees 14 minutes 10 seconds
East for a distance of 547.52 feet with the centerline of Pecan Drive to the point of
tangent;
THENCE North 44 degrees 13 minutes 04 seconds East for a distance of 319.99 feet with
the centerline of Pecan Drive to a point of curve;
THENCE along a curve to the left having a radius of 730.00 feet and an arc length of
94.08 feet, being subtended by a chord of North 40 degrees 31 minutes 32 seconds East
for a distance of 94.02 feet with the centerline of Pecan Drive to the centerline intersection
of Pecan Drive and Pecan Court;
THENCE South 53 degrees 09 minutes 59 seconds East for a distance of 22.44 feet with
the centerline of Pecan Court to a point of curve;
THENCE along a curve to the right having a radius of 205.00 feet and an arc length of
200.04 feet, being subtended by a chord of South 25 degrees 12 minutes 43 seconds
East for a distance of 192.20 feet with the centerline of Pecan Court to the point of
tangent;
THENCE South 02 degrees 44 minutes 34 seconds West for a distance of 591.57 feet
with the centerline of Pecan Court and the centerline of the old location of Pecan Drive to
the centerline intersection of old Pecan Drive and Alben Barkley Drive;
THENCE South 71 degrees 28 minutes 57 seconds West for a distance of 499.15 feet
with the centerline of Alben Barkley Drive to the Point of Beginning.
Together with and subject to covenants, easements, right of ways and restrictions of
record and in existence.
Bearings described herein are based on Ky State Plane Coordinate System South Zone
(NAD 83).,

SECTION 4. That if any section, paragraph or provision of this ordinance shall be
found to be inoperative, ineffective or invalid for any cause, the deficiency or invalidity of such
section, paragraph or provision shall not affect any other section, paragraph or provision hereof,
it being the purpose and intent of this ordinance to make each and every section, paragraph and
provision hereof separable from all other sections, paragraphs and provisions.
SECTION 5. This ordinance shall be read on two separate days and will become
effective upon summary publication pursuant to KRS Chapter 424.
