Case# VAR2026-0001 649 Lone Oak Road
Planner III Josh Fowler-Sommer presented the staff report. The Petitioner requested a variance of three
inches for a total 8.25 foot-tall sign and a variance request of eight square feet for the sign to be 98 square
feet at 649 Lone Oak Road. The prescribed height for monument signs is eight feet and 60 square feet.
The previous sign was discussed, particularly to how it was constructed without a permit from the Fire
Prevention Division, which led to an additional variance in 2007.
The goals and objectives of the Comprehensive Plan were discussed. Mr. Fowler-Sommer stated the
Comprehensive Plan supports the variance due to said goals and objectives.
Mrs. Humphrey offered:
I move that this Board open the Public Hearing for case VAR2026-0001 pertaining to 649 Lone Oak Road.

Mr. McGregor offered:
I move that this Board approve the petition of Chris Greenwell for a variance of three inches for a total
8.25 foot-tall freestanding sign and a variance request of eight square feet for said sign to be a total of 98
square feet to be installed at 649 Lone Oak Road.
I further move that the variance be approved based on the following findings of fact:
1. The City of Paducah/ McCracken County Comprehensive Plan sets forth Goals which speak to
the economic benefits of the City of Paducah and McCracken County, incorporated by reference
herein.
2. The sign was supposed to face Lone Oak Road, as evidenced via site plan dated March 17, 2006.
3. The sign was constructed without a permit from the Fire Prevention Division as evidenced from
a variance petition dated May 3, 2007.
4. The proposed additional signage would provide a clear, concise location.
5. The proposed additional signage would face Lone Oak Road, thereby providing wayfinding to
the site.
6. In support of KRS 100.243 (a), it is reasonable to have a sign perpendicular to Lone Oak Road,
as opposed to parallel, because other signs in the vicinity are perpendicular to Lone Oak Road.
7. In support of KRS 100.243 (b), it is reasonable to expect motorists to be able to utilize wayfinding
signage to locate the site.
8. In support of KRS 100.243 (c), the sign was constructed under different ownership in 2007.
Mrs. Humphrey seconded.
No questions were asked. Vice-Chair Perry called for the vote.

for a 109 foot-tall sign at 5400 Cairo Road. The prescribed height for interstate signs is 90 feet. He
discussed that the site is set back from Interstate 24, as opposed to being next door. A dissertation was
also made about the redevelopment around exit 3 and how the new development, RaceTrac, would
contribute to it.

spoke. He stated RaceTrac wishes to have a sign equivalent to the Pilot across Cairo Road. At this time,
the Petitioner is happy with the standard 250 square feet. Mason Holton, (Petitioner’s professional
