Sommer, Planner III Guests: Jason Mardis, Debbie Mardis Chairwoman Young called the called meeting of the Paducah Board of Adjustment to order at 5:30 pm. The Pledge of Allegiance to the U.S. flag was recited. The roll was taken. Mrs. Boykin offered: I move that the minutes for April 29, 2024 be waived and that the minutes of said meeting be approved as written. Vice-Chair Perry seconded. Chairwoman Young called for the vote. 4 Ayes (Astin, Boykin, Perry, Young), 0 Nays Continued Petitions New Petitions Case# USE2024-0005 1828 Guthrie Avenue Conditional Use request for a short-term rental in the R-3 Zone. Planner III Josh Sommer presented the staff report. He stated a short-term rental is a Conditional Use in the R-3 Zone. He further stated that the home is two bedrooms and two bathrooms. The Petitioner would limit guests to no more than six. Parking would be on Guthrie Avenue and Joe Bryan Drive. Mr. Astin offered: I move that this Board approve the conditional use request of Mardis Properties, LLC for a short-term rental to be located in the R-3 Zone at 1828 Guthrie Avenue. I further move that the approval be based on the following findings of fact: The site has convenient ingress and egress to South 21st Street, a major arterial. The site has convenient ingress and egress to Mayfield Road, which provides quick and convenient access to downtown Paducah. The number of guests will be limited to six at a time. The site is centrally located within the City of Paducah, giving guests easy access to shopping, dining and entertainment in the downtown area, southside and at the Regional Trade Center. The City of Paducah historic districts are nearby, affording guests a unique cultural view. Staff anticipates no more than three vehicles, which will park on the street. The site is adjacent to Albert Jones Park and is approximately ¼ mile from Brooks Stadium, thereby providing outdoor recreational opportunities. Traveling doctors and nurses, which is the desired demographic, would be able to get to either hospital quickly and efficiently. Vice-Chair Perry seconded. Chairwoman Young opened the public hearing and invited the Petitioner to speak. Jason Mardis, Petitioner, spoke. He stated he grew up in the neighborhood and his mother, Debbie, lives down the street. He stated a lot of work has went into the home and it was saved from being razed. Hearing no further public comment, Chairwoman Young closed the public hearing. No questions were asked.
