Chairwoman Young called the called meeting of the Paducah Board of Adjustment to order at 5:30 pm.
The Pledge of Allegiance to the U.S. flag was recited.
The roll was taken.
Discussion was made about changes to the minutes. Planner III Josh Sommer would send revisions to the BOA for consideration.
Mr. Perry offered:
I move that the minutes for January 8, 2024 be waived and that the minutes of said meeting, as amended, be approved as written.
Mr. Chapman seconded.
Chairwoman Young called for the vote.

Case# VAR2024-0001 2300 Irvin Cobb Drive
This item was pulled from the agenda at the Petitioner’s request.
Mr. Astin offered:
I move that this Board remove from the agenda Case #VAR2024-0001 at the Petitioner’s request.
Vice-Chair Perry seconded.
Planner III Josh Sommer stated that the Petitioner has decided to move a property line and would like the petition removed from the agenda.
No questions were asked. Chairwoman Young called for the vote.

Case# VAR2024-0002 2605 Cairo Road
Front yard variance for an accessory structure.
Mr. Chapman offered:
I move that this Board approve the application of Chambers Commercial Properties LLC for a 56-foot front yard variance for an accessory structure to be constructed 170 feet from the
south property line at 2605 Cairo Road.
I further move that the variance be approved based on the following findings of fact:
Moving the accessory structure behind the front building line of the principal structure could cause an encroachment on an archeological site, inhabited by Native Americans from about
1100 to 1350 BC. This site is known as Rowlandtown Mound.
Moving the accessory structure would result in the removal of mature trees, that currently provide habitat for wildlife, provide some protections for Rowlandtown Mound and further provide
shade and viewshed to pedestrians and bicyclists on the Greenway Trail.
The front yard is expansive as the principal structure is situated 228 feet from Cairo Road. The front yard is currently covered with grass and gravel.
The proposed accessory structure is proposed to be located on the edge of the existing gravel lot, which would help to reduce impervious or semi-impervious area, thereby mitigating stormwater
runoff.
The variance is supported by the City of Paducah Comprehensive Plan, specifically Goal 5.3.1.
Mr. Astin seconded.
Planner III Josh Sommer stated that if the proposed accessory structure was constructed behind the front building line, it could encroach upon a sensitive archaeological site, known
as Rowlandtown Mound. Rowlandtown Mound was inhabited from about 1100 to 1350 BC. Mr. Sommer also stated that mature trees cover the site and the front yard is expansive. He further
stated the location of the proposed accessory structure could help mitigate stormwater runoff, as impervious or semi-pervious surface could be reduced. He also stated the granting
of the variance would be in compliance with the City of Paducah Comprehensive Plan.
Chairwoman Young opened the public hearing and invited the Petitioner to speak.
Mr. Joe Chambers, Petitioner, spoke. He stated that the structure was proposed to be an accessory structure.
Hearing no further comment, Chairwoman Young closed the public hearing.
No questions were asked. Chairwoman Young called for the vote.
