AN ORDINANCE APPROVING THE FINAL REPORT OF THE PADUCAH PLANNING
COMMISSION RESPECTING THE AMENDMENT OF CERTAIN PORTIONS OF SECTION 20,
SECTION 40 AND SECTION 51 OF THE PADUCAH ZONING ORDINANCE -1971, AND
AMENDING SAID SECTIONS
BE IT ORDAINED BY THE BOARD OF COMMISSIONERS OF THE CITY OF
PADUCAH, KENTUCKY:
SECTION 1. That resolutions adopted by the Paducah Planning
Commission on November 20, 1972, recommending the amendment of certain
portions of Section 20, Section 40 and Section 51 of the Paducah
Zoning Ordinance -1971, be, and they are hereby approved as the final
reports of said Commission respecting the matters therein set forth.
SECTION 2. That Sub -section 20.75 of Section 20 of the Paducah
Zoning Ordinance -1971 be, and the same is hereby, amended and reordained
so that that portion of said section as amended and reordained shall
hereafter read as follows:
"Section 20.
20.75 - Town House Structure - A building consisting of two (2) or more
non-communicating attached one -family units placed side by side, having a
common wall between each two (2) adjacent dwelling units."
SECTION 3. That Sub -section 51.066 of Section 50 of the Paducah
Zoning Ordinance -1971, be, and the same is hereby, amended and reordained
so that that portion of said section as amended and reordained shall
hereafter read as follows:
"Section 51.
51.066 Limit on Number of Units
There shall be a minimum of two (2) dwelling units and a maximum of
six (6) dwelling units per town house structure. However, this require-
ment may be waived if the Commission funds that more units will not
detrimentally affect the surrounding neighborhood."
SECTION 4. That Section 40 of the Paducah Zoning Ordinance -1971
be, and the same is hereby, amended and reordained by adding thereto a
new Sub -section to be known as 40.20 which shall read as follows:
"Section 40.
40.20 - Site Plans and Parking Layouts - All site plans and parking layouts
shall be developed in accordance with this Section and approved by the
Planning Staff and the Engineering Staff, after which a permit for develop-
ment may be issued by the Building Inspector. If the site plan and parking
layout does not meet with the approval of the Planning Staff and the
Engineering Staff, the developer may appeal their decision to the Planning
Commission."

SECTION 5. That if any section, paragraph or provision of this
ordinance shall be found to be inoperative, ineffective or invalid for
any cause, the deficiency or invalidity of such section, paragraph or
provision shall not affect any other section, paragraph or provision
hereof, it being the purpose and intent of this ordinance to make each
and every section, paragraph and provision hereof separable from all
other sections, paragraphs and provisions.
SECTION 7. This ordinance shall be in full force and effect
from and after its adoption.
