AN ORDINANCE APPROVING THE FINAL REPORT OF THE PADUCAH PLANNING
COMMISSION RESPECTING THE AMENDMENT OF SECTION 12 OF THE PADUCAH
ZONING ORDINANCE -1961, AND AMENDING -SAID SECTION
BE IT ORDAINED BY THE BOARD OF COMMISSIONERS OF THE CITY OF
PADUCAH, KENTUCKY:
SECTION 1. That a Resolution adopted by the Paducah Planning
Commission on July 19, 1967, entitled "A RESOLUTION CONSTITUTING THE
FINAL REPORT OF THE PADUCAH PLANNING COMMISSION ON THE PROPOSED
AMENDMENT OF SECTION 12 OF THE PADUCAH ZONING ORDINANCE -1961", shall
be, and it is hereby, approved as the final report of said Commission
respecting the matters therein set forth.
SECTION 2. That Section 12 of the Paducah Zoning Ordinance -1961
(Ordinance Book 14, page 507) shall be, and it is hereby, amended by
amending subsections 1 and 2(b) and adding subsection 6 to said Section
12, so that same as amended shall read as follows:
"SECTION 12. SPECIAL EXCEPTIONS
1. The Special Exceptions listed in Figure l and subsections 4, 5
and 6 of this Section, and their accessory buildings and uses may
be permitted by the Board in the Zones indicated therein, in
accordance with the procedure and requirenents set forth in this
Section.
2. (b) The requirements set forth .in Figure 1 and.subsections 4, 5
and 6 of this Section for such Special Exception will be met.

6. Mobile Homes and Mobile Home Parks
a. Permitted: Mobile Homes shall be permitted only in mobile
home parks, which shall be permitted as Special Exceptions
only, in the R-3 and R-4 Residential District.
b. Area Requirements: No mobile home park shall be permitted
on an area of less than .two (2) acres in size, although the
developer may be permitted to develop the park in stages as
long as he complies with an overall plan for'.the entire tract.
c. Lot Requirement: Individual lots within:a mobile home park
shall not be less than 2,500 square feet in area and in no
instance shall more than one mobile home be permitted on ai
single lot. The minimum lot width shall be 30 feet.
d. Set -back: No mobile home or structure shall be located closer
to any public street than the minimum front yard setback for
permittedresidential structures in the residential zone in
which the park is located. No mobile home shall be located
closer to any private street than ten (10) feet. No mobile
home shall.be located closer than fifteen (15).feet to any
building within the park or to any property line of the.park.
e. Spacing: Mobile Homes shall be located not less than twenty (20)
feet apart, except that a minimum end-to-end clearance of not
-. less than ten (10) feet shall be permitted.

s: All mobile home spaces shall abut upon a street of
ss than thirty (30) feet in width, which street shall
pavement width of not less than twenty (20) feet, and
street shall have access to a public street. All streets
such park or court shall be hard -surfaced and well lighted.
Utilities: All lots within the mobile home park shall
provided with water, sewer and electrical faci lities
standards specified by city and state regulations, and
each mobile home shall be properly connected with said
Accessory Structures: No accessory buildings or
including patios and pads shall be located within
feet from any individual lot line, or closer than
feet to any property line of the park.
Procedure: Because mobile home darks are permitted only as
Special Exceptions the prospective developer, before attempting
to obtain a building permit or beginning any construction,
shall prepare a plan showing the lot dimensions and bearings
of the parcel he intends to develop; the location with respect
to the city; the general layout or design he intends to follow
and improvements he expects to install on the land. He shall
then present the proposal to the Planning Commission. Before
approving the intended development plan, the Planning Commission
may make conditional requirements pertaining to landscaping,
screening, road and parking requirements or any other similar
requirement, in order to insure proper design standards to
minimize traffic difficulties, to safeguard adjacent properties,
to insure that the residential characteristics of the neighbor-
hood is preserved and to adequately protect the public health,
safety and welfare. Planning Commission approval of the
preliminary development plan shall be required prior to an
application for a Special Exception. Upon receiving preliminary
approval by the Planning Commission, the developer shall
follow the procedure set forth in Sections 40 and 41. All
conditional requirements attached to the preliminary plan by
the Planning Commission, shall be made a part of the applica-
tion for a Special Exception. All requirements of Sections
40 and 41 shall be followed when a Special Exception is requested.
The Board of Adjustment may grant,,. alter or deny the request.
All existing mobile homes within the City of Paducah, which
complied with all existing regulations at the time of passage
of this Ordinance, shall be allowed to remain in their present
location as long as the mobile home is occupied by the present
residents. Should the present resident owner or renter decide
to move elsewhere the right to maintain the mobile home out-
side a mobile home park shall terminate and the owner shall
be required to move the mobile home into a mobile home park
before the mobile home can be re -occupied. It is further
provided that existing mobile home parks legally operating at
the time of passage of this Ordinance may continue to operate,
but shall be required to maintain a lot size of 2,500 square
feet per mobile home and comply with other provisions of this
Ordinance. Existing occupants will be allowed to remain, but
as the occupants move out no new resident will be permitted
until the park meets the 2,500 square feet per mobile home
lot size."

hereof, it 'being the purpose and intent of this ordinance to make each
and every section, paragraph and provision hereof separable from all
other sections, paragraphs and provisions.
SECTION 4. This ordinance shall be in full force and effect from
and after its adoption.
