AN GZDINANCE APPROVING THE FINAL REPORT OF ME CITY
PLANNING AND ZONING COMhIISSION PROVIDING FOR THE ZONING OF
ALL OF THE PROPERTY IN "MINERVA PLACE" FOR RESIDENTIAL PURPOSES,
AND PRESCRIBING THE PENALTY TO BE IMPOSED FOR VIOLATION OF THE
RESTRICTIONS SET FORTH IN A RESOLUTION ADOPTED BY THE CITY PLANP
AND ZONING COMMISSION ON DECEMBER 21st, 1945
BE IT ORDAINED BY THE BOARD OF COMi,?ISSIONERS OF THE CITY
OF PADUCAH, KENTUCKY:
SECTION 1.
That upon the recommendation and request of the City
Planning and Zoning Commission as shown by its final report
embodied in a resolution adopted by it on December 21st, 1945,
all of the property in "Minerva Place" Addition to the City of
Paducah, as recorded in Plat Book "A", pages 248 and 249, McCracke
County Court Clerk's Office, is hereby declared to be a residentia
district within the meaning of the City Planning and Zoning Commissi
Law and -to be used for residential purposes only.
SECTION 2.
In order to further promote the general welfare of the
people in said district or zone and to enhance the desirability
of same, all property within said area is subject to the following
restrictions:
(1) No residence or other structure shall be erected
upon the property fronting in any way, except as the lot of land
upon which it is built appears upon the plat as the front; nor
shall any residence or other structure be erected closer to the
street in front thereof than the building line as shown on the
plat, nor any closer than the following distances applicable to
those lots in Minerva Place on which building lines have not been
shown on the recorded plat: Lots 7, 8, 9 and 10 in Block 5;
Lots 1, 2, 3, 4, 5, 7 & 8 in Block 6; Lots 6, 7, 8, 8, 10, 11 & 12
in Block 7, 40 feet; Lots 1, 2, 3, 4 & 5 in Block 7, and Lots 1, 2
3, 4, 5, 6 & 7 in Block 8, 25 feet. All lots fronting on Paducah-
Blandville Road, 50 feet.
(2) No residence to be built on the property fronting on
Buckner Lane or Blandville Road to cost less than ;j7,000.00. No
residence to be built on the remainder of the lots in Minerva Place
to cost less than ;5,000.00.
(3) No building erected within said boundary shall be used fo
any purpose prohibited by law or ordinance, and in the use and occu
of the buildings no nuisance shall be created nor permitted, nbr
shall any building in said addition be so used as to become a nuisa
to the owners of other lots.

(4) Any garates or other out -buildings on said lots must be
located, where the lot is a corner lot, in the corner of the lot
away from the side street. Such lot as may front on the Blandville
Road, no buildings shall be located closer than fifty feet from the
Road. Out -buildings on other lots than those fronted on Blandville
Road shall not be located nearer than thirty-five feet from the
building line. However, a garage may be built with and as a part
of the residence.
(5) No building shall be erected upon any lot nearer than
four feet to the side line of the lot.
(6) No cows or hogs shall be kept or raised on said premises.
(7) Any and all buildings erected upon the lot or lots shall
have closed foundations or basements.
(8) No surface Closet or Toilet shall be permitted on any lot

SECTION 3.
Any property owner, tenant or other person who erects,
constructs or reconstructs any building in violation of or
contrary to the aforesaid provisions of this ordinance, shall be
deemed guilty of 'a misdemeanor, and upon conviction thereof shall
be fined in any sum not less than '110.00 mor more than „100.00
for each offense so committed and each clay such offense is committ d
shall be deemed a separate offense and shall be subject to a
separate penalty under the Provisions hereof, or the person so
offending or so guilty of violation of the provisions hereof, may,
in addition to such fine be imprisoned not more than fifty (50)
days at the discretion of the Judge or Jury trying the case.
SECTION 4.
This ordinance shall be in full force and effect from
and after its adoption.
