ADOPTED BY PIE CITY PLA:NIIING AND ZONING BOARD ON JULY 20th, 1945
Be it ordained by the board of commissioners of the
city of Paducah, Kentucky:
SECTION 1.
That upon the recommendation and request of the City
PlanninZ and zoning Commission as shown by its final report
embodied in a redolution adopted by it on July 20th, 1945,
all of the property on the East side of Nineteenth Street from a
point 50 feet South of the youth property line of Kentucky AVenue
to the North property line of Clark Street, and both sides of
;i'ashington wtreet to tie center of t'ie block on either side from
est propetty line of 19th Itreet to the East property line of 2E
Street is hereby declared to be a residential district within
fze meaninZ of the City Plannin3 .nd Zonin3 Commission Law
and to be used for residential puuposes only.
SECTION 2.
In order to further promote the general welfare of the
people in said district or zone and to enhance the desirability
of same, all property within said area is subject to the follow
restrictions:
All lots in the above mentioned tract shall be known and
described as residential lots, used and maintained for residenti
purposes only and no structure shall be erected, altered, placed
permitted to remain on any residential buildin;, plot other t'nan
detached sin;le family or duplex apartment dwelling not to excee
two and one-half stories in heiSht.

No residential lot shall be resubdivided into building
plots havin3 less than 7500 square feet in area or a width of less
than 50 feet each. No lot shall be resubdivided with frantdge or any
street other than --ashin;ton ztreet, in regard to those lots
on .7ashington, and the houses thereon shall be set back 30 feet
from the property line and shall face 'Cashtngton Ltreet.
No dwelling costin less than tir4000.00 shall be permitted
on any lot in said tract and the ground floor square feet o8 the ain
structure exclusive of one story porches and garages shall not be
less than 800 so. ft. in the case of a one story structure nor less taan
700 sq. ft. in the case of a one and one-half or two story struc ture.
No noxious or offensive trade or activity shall be carried
on upon any lot nor shall anything be done thereon which may be
become an annoyance or nuisance to the ne13hborhood.
No trRiler, basement, tent, shack, garage, barn or other
outbuilding erected in the tract shall at any time be used as a
residence temporarily or permanently, nor shall any residence of a
temporary character be permitted except that this section shall of
prevent guests or visitors of the residents of this area from
occupying their own trailers for a period not to exceed 90 days.

SECTION 3.
Any property owner, tenant or other person who erects,
constructs or reconstructs any building, in violation of or
contrary to the aforesaid provision of this ordinance, shall be
deemed Zuilty of a misdemeanor, and upon conviction thereof shall e
fined in any sum not less than ,`x10.00 nor more than (100.00 for ea h
offense so committed and each day such offense is committed shall e
deemed a separate offense and shall be subject to a separate penal
under the provisions hereof, or the person so offending or so guilty
of violation of the provisions hereof, may, in addition to such fi e
be imprisoned not more than fifty (50) days at the discretion of t e
Judge or Jury trying the case.
SECTION 4.
This ordinance shall be in full force and effect from
after its adoption.
