SECTIOI: 1.
That upon the recommendation and request of the City
Planning and Zoning Coipmission as shown by its final report
embodied in a resolution adopted by it on February 16th, 1945,

all of the property on both sides os Monroe Street from the
west property line of 19th Street to the east property line of
24th Street, the property on the North side of Monroe to the
center line of the block between Monroe and I,1adison Street, and
the property on the South side of I;tonroe to the center line of th
block between I.Ionroe and Jefferson Street is hereby declared to
be a residential district within meaning of the City Planning and
Zoning Commission Law and to be used for residential purposes
only.
SZCTION 2.

In order to further promote the general welfare of the
people in said district or zone and to enhance the desirability
of same, all property within said area is subject to the followin
restrictions:

(1) In order to further promote the general welfare of the
people in said district or zone and to enhance the desirability
of said residential area or zone, no residence shall be erected -
on any residential building plot nearer than 30 feet to the front
lot line, or nearer than 5 .feet to any side lot line. IIo separat
garage or other outbuilding shall be located nearer than 125 feet
to the front lot line or nearer than 3 feet to any side lot line.
(2) All lots in the above memtioned tract shall be known
and described as residential lots, used and maintained for
residential purposes only and no structure shall be erected,
altered, placed or permitted to remain on any residential
building plot other than one detached single family or duplex
apartment dwelling not to exceed two and one-half stories in
height.
(3) No residential lot shall be resubdivided into
buildin•, nlots havin3 less than 7500 square feet in area or widt
of lessvtiian 50 feet each. IIo lot shall be resubdivided with
frontage on any street other than Monroe Street, and all housas
s:-:all front upon I:onroo :street.
(4) IIo dwelling costin; less than $5000.00 dollars shall
be permitted on any lot in said tract and the "round floor square
foot area of the main structure, exclusive of one story porches
and garaCes, shall not be less than £350 in the case of a one
story structure nor less than 750 cquare feet in the case of a
one and a half or two story structure.

may be or become an annoyance oi- nuisance to the neiGhborhood.
(6) No trailer, basement, tent, shack, garage, barn, or
other outbuilding erected in this tract shall at any time be
used as a residence tempor$rily or permanently, nor shall any
residence of a temporary character be permitted except that this
section shall not prevent guests or visitors of the residents of
this area from occupying their orm trailers for a period not to
exceed 90 days.
SECTIOI: 3.
Any property owner, tenant or other person who erects,
constructs or reconstructs any building in violation of or
contrary to the aforesaid provision of this ordinance, shall be
deemed guilty of a misdemeanor, and upon conviction thereof shall
be fined in any sum not less than ti,10.00 nor more than ;;.100.00
for each offense so committed and each day such offense is
con:.itted shall be deomod senarate offense and shall be subject tz
a senarate offense and shall ac subject to a separate penalty
under the provisions horeof, or tl�o person so offending or so
guilty of violation of the provisions hereof, may, in addition to
such fine be imprisoned not more than fifty( 0) days at the
discretion of the Judie or Jury trying the case.
3EC TION 4.
This ordinance shall be in full force and effect from and
after its adoption.
